JUPITER, FL – January 2, 2018 – This winter issue’s home tour took us over to picturesque Jupiter Island and inside a luxury residence that sits right on the beach. With five bedrooms, eight bathrooms, a large-size pool, an outdoor spa surrounded by Florida cap rock boulders, and a dock that gives you direct access to the sand and the ocean, this 7,012 square-foot home steeped in British West Indies style provides a picture-perfect tropical paradise setting.

We sat down with the home’s builder, Dan Reedy, and project manager, Paul Segedin, both of Onshore Construction & Development’s (Onshore) to learn a little more about the exclusive features it boasts, as well as the challenges and solutions involved with beachfront construction.

We have to agree. During our tour of the home, we encountered many unique amenities such as a basement—an absolute rarity in Florida home building. The home includes underground parking, a golf simulator, a wine room, and a gym. We were also shown a seamless outdoor/indoor feature with sliding glass pocket doors that can open fully to create a smooth transition between the kitchen and the living areas to the backyard and ocean behind it in an appropriate form-follows-function style that is fitting to the Florida lifestyle.

“People want to enjoy the beautiful Florida weather and take advantage of being outside,” explains Reedy. “There’s not many places in the country that allow that year-round, especially during the winter.”

There are roll-down insect screens as well as roll-down hurricane impact fabric protection on the exterior perimeter of the home, and all the doors and windows of the home are impact-rated, providing comfort and safety. There’s even a second pool on the side of the house away from the ocean breeze meant for use during these “colder” Florida months.

“But aside from state-of-the-art amenities, the home’s uniqueness stems from a decidedly challenging design and construction process that called for well-rounded experience, knowledge, and expertise,” explains Segedin, who was in charge of the home’s construction.

The homeowners hired a great team, including Mitch Miller of Village Architects, their architect, and their previous builder from Colorado, as an owners representative, to design this unique residence with amazing indoor/outdoor space and underground parking, which was challenging from a design or a construction standpoint due to the size and irregular shape of the lot. Before construction commenced, Onshore took proper steps to obtain the permits that met the requirements set by the Florida Department of Environmental Protection for building in close proximity to the water. Then, the home had to be designed around the elements with a concrete structure consisting of over 1,000 cubic yards that were poured right into the sand.

Segedin touched on how the construction process involved using specific materials to preserve the structure. He noted that Onshore installed a stucco lap siding to the home's exterior because it wears well against salty ocean weather.

“The stucco lap siding and hand pulled stucco details on the home provided the durability and maintenance-free qualities in the salty environment, while giving the look of a traditional wood siding that can be seen throughout the island, both of which were important to the homeowners,” says Segedin.

Additionally, there were 98 auger cast piles that were installed 35 feet below grade to protect the home.

“If a storm surge comes and washes all the sand away, the house remains sturdy on those piles,” points out Segedin.

It comes as no surprise that the company responsible for the builds of luxury estate homes for many celebrities and prominent figures can bring dream beachfront homes such as this one to solid reality.
